FAQ's

What's the catch?

There isn't one. We will value your home, prepare your details and market your home just like any other old fashioned agent. We just won't accompany viewings. It will cost you £299 unless you want a For Sale Board (£35 plus VAT extra).

How will you advertise my house?

On our website www.stratfords.co.uk, via Rightmove and in the local press (MK Citizen) - just like all the other agents. Only we do it for £299.

Is there a sole agency contract?

No.

You can use us AND any other agent or indeed any other means of promoting your house you like.

What if I am using a High street agent already?

If you're tied in to a sole agency agreement with them you'll have to wait until it's over. If you're on a multi agency agreement then there should be no problem. Of course, you've got to hope that you sell it through S first as you'll save a fortune!

Can you organise an EPC?

Yes.

How long will you market my house for?

Your marketing fee lasts for 12 months and you can come on and off of the market as many time as you like during this period. In the unlikely event that you need to market the house for more than 12 months there is a re-marketing fee of £99

What's your incentive if you don't get a commission?

A Stratfords SOLD board outside your home and your recommendation is worth more to us than any commission. The more people who know about us and use us the better.

Why don't you accompany viewings?

It would add to the price and we don't honestly think it adds to the value. If you're worried about accompanying your own viewings, talk to us. We'll give you some expert advice and help.

And of course...if you have some special circumstances or need special help, we'll see what we can do.

When do I pay?

Once the valuation is completed and you ask us to proceed the marketing fee becomes payable. (No deferred option)

How do I pay?

Whatever suits you best - cash, credit card, or cheque.

Are you just an online company or "virtual agency"?

Do you mean are we just hiding behind a website?

No. We're all real people; well, estate agents anyway!

I am an old fashioned high street agent and I don't believe you can do it!?

Sorry about that old bean. We've just seen that there's a way we can save on our overheads and pass on that benefit to the good and Smart Thinking people of Milton Keynes. We think they deserve it.

Can you recommend a conveyencer/solicitor/removal company?

Yes, by all means we know all the best ones locally and can happily help point you in the right direction.

What happens if I want to change or update my property details?

No problem, give us a call and we'll make the changes for you, real time.

And no, there is no charge.

How will I receive offers?

Either you and the buyer will hit it off and agree to deal direct or the buyer will make the offer through us and we'll negotiate on your behalf. There is no additional charge for this. We want you to sell your home for a great price and at the lowest possible cost, and we want you to tell people how delighted you've been with the money you've received and the service.

What happens when my house is sold?

Tell us and we'll take it off the market.

Yes. We calculate we could save you THOUSANDS. Does that help at all?

I'm a buyer not a seller - what's in it for me?

You can search for the house you're looking for day or night via our website or reach us if you're from out of town by Right Move or similar sites.

We'll organise your viewings for you and introduce you to the vendors and if you're too shy to make the offer yourself, we'll make it for you.

Do you do lettings on a similar basis?

You're too clever by half - watch this space - you never know.
