Our lettings department is one that has grown over the last 3 years into a large part of the business. Still during this time we have kept to our philosophy of looking after the properties like we would like ours to be looked after. This means we will look for tenants that we find suitable and that you would be pleased with to. Full referencing is done on all our tenants even if we are only finding them for you.
We offer regular checks on our properties to ensure the properties are in order. This helps the tenants with any problems and gives the landlords peace of mind. After the inspection we will report on any problems encountered and deal with any issues arising.
Due to the location of our office we are able to cover Milton Keynes, Bletchley, Leighton Buzzard and surrounding villages. We advertise in the local newspaper as well as Rightmove.co.uk.

- Do I need references?
Yes. We will provide you with all the forms to complete so that your references can be taken. Rentshield Direct will contact employer and previous landlord as well as conduct a check credit. Sometime a landlord may accept a guarantor to assist your application. Cost for referencing is £240 inc Vat.
- What Happens If My Rent Is Paid Late?
It is essential that your rent is paid on time as some landlords have a mortgages to pay. We would ask all tenants to inform us as soon as they have a problem or can see a problem arising with their rent payment. This gives us a chance to inform the landlord of when the rent will be arriving. If we have not been told and have to chase payment of rent a £25 administration charge is payable.
- Who Do I Contact About Maintenance At The Property?
If we are managing the property we would ask you to contact us should a problem arise. We are available on the phone or via email. If the issue is an emergency ie Water gushing out of the ceiling, then our mobile emergency number is available out of office hours. If we have just found a tenant for the landlord we would ask you to contact them, we will have provided you with the details of the landlord in a letter at the beginning of the tenancy.
- When Will My Rent Leave My Account?
We arrange rental payments to be into our account on the 1st of each month via Standing Order. For it to arrive then it is advisable to set the Standing Order to leave your account a couple of days earlier. Should this not suit the landlord in some cases may allow a different payment date.
- If I Want To Serve Notice To Vacate The Property What Should I Do?
After your initial contract term ( Which is a minimum of 6 months up to 3 years ) 1 full calendar months notice must be given in writing by the tenant. This is acceptable via email, post or in person. Should you wish to vacate earlier than the terms stated, an agreement could be made with the landlord to release you earlier as long as a new tenant is found and the outgoing tenant covers the landlords costs of £240 inc Vat.
- What Penalties Will I Incur Should I Break My Lease Agreement Early?
Should you leave without notice before the agreed term, the remaining rent due to the end of the contract will still be due. This will be pursued through all appropriate actions including legal action if required.

- How Do I Pay My Rent?
We will provide you with our account details for a standing order to be set up. We recommend these be set up a couple of days before the 1st so it is in our account by then, unless it is agreed differently.
- How Do I Renew My Contract?
After your initial contract term it is down to you and your landlord whether you renew. You can ask for another fixed term for which there is an administration charge of £75 plus Vat, or you can stay in the property under A Statutory Periodic Tenancy which enables you to give 1 full calendar months notice at any time and you Landlord can give you 2 full calendar months notice at any time.
- What Extra Do I Pay On Top Of My Rent?
The figures advertised are only for the monthly rent. You will be responsible for all Utilities, Council Tax, Tv & Telephone bills from the day you move in until the end of your contract. With regards to leasehold properties the landlord will be responsible for paying the service charge on the property.
- Do I Need Insurance?
We strongly recommend (Some Landlords insist) you take out contents insurance for your belongings within the house. A specialised tenants insurance can be arranged via Rentshield Direct ( Contact Us For Details ) The landlord is responsible for buildings insurance.
