We have a fair fee structure which reflects this. Reporting problems is a must and don’t be concerned by doing so as we would rather know sooner rather than later in order to solve the issue. The longer some issues are left the worse and harder to solve they are. We let you live at the property without intrusion so rely on you to inform us of issues so we can handle them for you. |Referencing Fee – This is a fixed cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, right to rent check, verifying references and drawing up contracts. Do I need references?
Yes. We will provide you with all the forms to complete so that your references can be taken. Our referencing company Van Mildert will contact employer and previous landlord as well as conduct a check credit. Sometime a landlord may accept a guarantor to assist your application. Cost for referencing is £300 inc Vat per household.
What Happens If My Rent Is Paid Late?
It is essential that your rent is paid on time as some landlords have a mortgages to pay. We would ask all tenants to inform us as soon as they have a problem or can see a problem arising with their rent payment. This gives us a chance to inform the landlord of when the rent will be arriving. If we have not been told and have to chase payment of rent a £25 administration charge is payable.
Who Do I Contact About Maintenance At The Property?
If we are managing the property we would ask you to contact us should a problem arise. We are available on the phone or via email. If the issue is an emergency ie Water gushing out of the ceiling, then our main number (01908 630 100) will divert to our mobile phones out of hours. If we have just found a tenant for the landlord we would ask you to contact them, we will have provided you with the details of the landlord in a letter at the beginning of the tenancy.
When Will My Rent Leave My Account?
We arrange rental payments to be into our account on the 1st of each month via Standing Order. For it to arrive then it is advisable to set the Standing Order to leave your account a couple of days earlier. Should this not suit the landlord in some cases may allow a different payment date.
If I Want To Serve Notice To Vacate The Property What Should I Do?
After your initial contract term ( Which is a minimum of 6 months up to 3 years ) 1 full calendar months notice must be given in writing by the tenant. This is acceptable via email, post or in person. Should you wish to vacate earlier than the terms stated, an agreement could be made with the landlord to release you earlier as long as a new tenant is found and the outgoing tenant covers the landlords costs of £250 plus VAT (£300).
What Penalties Will I Incur Should I Break My Lease Agreement Early?
Should you leave without notice before the agreed term, the remaining rent due to the end of the contract will still be due. This will be pursued through all appropriate actions including legal action if required.

How Do I Pay My Rent?
We will provide you with our account details for a standing order to be set up. We recommend these be set up a couple of days before the 1st so it is in our account by then, unless it is agreed differently.
How Do I Renew My Contract?
After your initial contract term it is down to you and your landlord whether you renew. You can ask for another fixed term or you can stay in the property under A Statutory Periodic Tenancy which enables you to give 1 full calendar months notice at any time and you Landlord can give you 2 full calendar months notice at any time..
What Extra Do I Pay On Top Of My Rent?
The figures advertised are only for the monthly rent. You will be responsible for all Utilities, Council Tax, Tv & Telephone bills from the day you move in until the end of your contract. With regards to leasehold properties the landlord will be responsible for paying the service charge on the property.
Do I Need Insurance?
We strongly recommend (Some Landlords insist) you take out contents insurance for your belongings within the house. A specialised tenants insurance can be arranged via Van Mildert (Contact Us for details) The landlord is responsible for buildings insurance.
